Window Frame Replacement Cost: Frame, Sash or Whole Window

What frame replacement and frame repair cost in two guides, when frame-only or sash-only work is possible, and when a damaged frame means a new window.

Replacing a window frame, or the damaged parts of one, typically costs a few hundred dollars per window. Fixr reports $100 to $1,000 for window frame replacement, with labor included (updated August 29, 2025) 1. Frame repair runs lower: Fixr reports $250 to $500 per unit, about $300 on average 1, and Modernize reports $200 to $650 per window for frame damage or rot (September 1, 2026) 2.

Whether frame work is possible at all depends on the material and how far the damage goes. A wood frame can often have rotted pieces cut out and replaced. For vinyl and fiberglass, Fixr says replacing the entire unit may be required, or in some cases the only option, once the damage is severe 1. The rest of this article sorts out which job you are looking at.

Frame, sash and window: three different jobs

A window has a frame fixed into the wall and one or more sashes, the parts that hold the glass, inside it. Three jobs get called "frame replacement" in quotes:

  • Frame repair or partial replacement. Rotted sill, jamb or trim pieces are cut out and replaced, and the window stays. This is mostly a wood-frame job.
  • Sash-only replacement. The frame is sound and a new sash goes into it. Fixr describes insert or pocket replacement as replacing just the sashes, for a reduced fee, when the frame is in good condition 3. The window sash replacement article covers that job and its costs.
  • Whole window, frame and all. The old frame comes out and a new window with its own frame goes in. The Department of Energy's Building America Solution Center calls this the highest-performance but most intrusive and expensive option, removing the entire window frame and not only the sashes 5.

A sash is made to fit its frame, so a new frame may in practice mean a new window. If a quote says "new frame", ask whether new sashes come with it.

What the guides report

Frame replacement by material (Fixr)

Frame materialReplacement cost, labor included
Fiberglass$100 to $300 1
Wood$100 to $800 1
Aluminum$150 to $300 1
Vinyl$300 to $600 1
Composite$800 to $1,000 1

Fixr also says the average price to replace the wood around a window is $700, including materials and labor 1. Read the table with care: Fixr's repair ranges for fiberglass ($300 to $600) sit above its fiberglass replacement range 1, and the guide does not say how much of the frame each replacement figure covers. Ask any company quoting "frame replacement" exactly which parts it will replace.

The guides disagree most on vinyl, where Fixr's range starts where Modernize's ends 12. Modernize says its figures are 2026 national averages based on contractor estimates and homeowner reports 2; Fixr's guide is a year older 1. When frame-only work is possible

Frame work tends to make sense when:

  • The frame is wood and the rot is local. Fixr advises replacing the wood entirely when rot is present 1. Modernize says minor frame repairs may run $200 to $400, while extensive decay can push costs higher 2.
  • The window itself is in good shape. If the glass seals, sashes and hardware work, fixing the frame keeps a working window in place.
  • The damage has a fixable cause. Modernize notes that frame damage, especially wood rot, often stems from long-term moisture exposure 2. A new sill without fixing the leak above it may fail again, so ask what caused the damage.

Sash-only work makes sense in the opposite case: a sound frame with a worn or damaged sash. Andersen says an insert replacement window works when the existing frame is in good condition and structurally sound 4.

When it is not

A damaged frame usually means a new window when:

  • The frame is vinyl, fiberglass or composite and badly damaged. Fixr says vinyl may need replacement of the entire unit if the seals are breached beyond repair, and that for fiberglass, replacement is in some cases the only option 1.
  • Rot or warping is widespread. Modernize lists extensive rot or warping as a reason to replace, and suggests replacement may be the better choice when repair costs exceed 40% to 50% of the replacement cost 2.
  • The frame is not sound. Andersen says an insert relies on a frame in good condition that is structurally sound 4.
  • The frame is warped or worn. This Old House says a draft coming from a warped frame may call for a larger repair or replacement than resealing, and that a sash cord repair may not fully restore function when the surrounding frame is worn or damaged 6.

For comparison, Fixr reports an average of about $800 to replace a single window 3, and Modernize lists $500 to $1,500 or more for a new window with installation 2. When the frame goes, the next question is whether the new window goes in as an insert or full-frame; see full-frame vs insert window replacement. The Solution Center notes that some siding typically has to come off for a complete replacement 5.

Questions to ask before you approve frame work

  • Which parts of the frame will you replace, and which stay?
  • What caused the damage, and will you fix the source?
  • If you find more rot once the trim is off, what happens to the price?
  • At what point would you recommend a new window instead, and what would that cost?
  • Is the installer licensed where you live?

The repair or replace windows guide works through the decision symptom by symptom, and cost to replace one window covers the single-window price. When you want prices for both options, you can compare quotes from window installers.
