Window Replacement Cost Estimator: How the Surveys Differ

Why national window cost surveys disagree, what each one says it measures, and how to turn a national average into a rough estimate for your own house.

A window replacement cost estimator, whether it is an online calculator or a cost survey, starts from a national figure and multiplies it out. The national figures disagree because each publisher measures something different: some collect what homeowners say they paid, some build prices from estimating databases and contractor input, and some price one tightly defined job. Fixr reports about $800 per window on average, with a typical range of $450 to $1,200 (updated January 21, 2026) 1. This Old House reports $517 per installed window on average from its own 2026 homeowner survey (updated August 11, 2026) 5.

Neither figure is wrong. They answer different questions, and the useful step is to read each one for what it covers before you multiply it by your window count. This article explains the methods, shows how one publisher's numbers can differ across its own pages, and walks through a rough estimate you can check against real quotes. For the full set of prices by type and material, see the window replacement cost guide.

Three ways a cost survey can be built

Publishers describe their methods in a note on each cost guide. The note is the first thing to read.

Database and contractor pricing

Fixr says it gathers its figures from a variety of pricing databases, contractors and industry experts 1. That approach produces a price for a described job rather than an average of receipts. Fixr also says labor makes up about 30% of the total on average 1, though its main page does not spell out what each per-window range includes.

Homeowner surveys

This Old House says it analyzes data from its 2026 survey of 1,000 homeowners nationwide, supplemented with Homewyse data and publicly available manufacturer and installer prices 5. A survey of what people paid reflects the mix of projects those homeowners happened to do: if most of them bought basic double-hung windows, the average leans that way.

Some publishers also borrow figures. This Old House's window repair guide says its cost data is based on estimates from Angi unless otherwise noted 6. When two sites show the same number, check whether one is quoting the other before treating it as confirmation.

One defined job, priced by market

The Cost vs. Value report, published by Zonda, looks up the average cost of 28 remodeling projects for 115 local U.S. markets 4. Zonda says the results come in part from surveys of real estate professionals and from data delivered through its collaboration with Verisk's remodeling estimating tool, XactRemodel 4. Because it prices whole projects market by market, its figures are useful for comparing cities and less useful as a per-window average for a house that does not match the project described.

Other publishers, such as HomeAdvisor, Angi and HomeGuide, also publish national window cost guides. Read whatever method note each one gives alongside its figure, the same way.

Why the same publisher can show different numbers

Method is only one reason. What the figure covers, and when it was written, move the number too. Aluminum windows on Fixr's own pages show how far that goes:

Fixr page (date)What the figure describesAluminum figure
Window replacement (January 21, 2026)Per window, frame material comparison$200 to $800 1
Sliding windows (January 31, 2025)Per sliding window, labor and material$348 to $634 3
Buyer's guide (September 24, 2024)Average-sized double-hung, double-pane window, low-E glass$564 to $1,026 2

The third row is the highest because it specifies double-pane, low-E glass 2; the first is a broad range across all aluminum windows 1. All three are reasonable. They describe different windows on different dates. More on the material in aluminum window cost.

How to read a national average

Before you use a figure, check five things:

  1. Installed or unit only. Some figures are the window alone; installation can add a large share. Fixr's sliding window page, for example, says its ranges reflect labor and material costs 3.
  2. Average or range. An average is one point; a typical range shows where most jobs fall. Fixr gives both 1, This Old House leads with an average 5.
  3. Which windows. A range "per window" across all types mixes small fixed windows with large bays. Fixr's table by window type runs from $200 to $700 for a transom window to $1,500 to $8,000 for a bow 1.
  4. What is left out. Fixr lists permit fees, structural repairs found during removal, haul-away and second-story access as factors that may change the total 1. This Old House warns that removal and disposal may not be in an initial quote 5.
  5. The date. Look for the "updated" date on the page and compare it with the others you are reading.

A rough estimate for your house

An estimator multiplies a per-window figure by your window count. You can do the same with a published range, as long as you label the result as an estimate.

Fixr's own example: an average single-story home with 10 to 15 windows comes to $8,000 to $12,000, and a two-story home with 15 to 30 windows to $12,000 to $24,000 1. Fixr notes that per-window pricing may fall somewhat with volume 1.

Our own arithmetic, as an example only: 12 windows at Fixr's typical $450 to $1,200 per window gives $5,400 to $14,400 1. At This Old House's $517 average, the same 12 windows come to about $6,204 5. The gap between those two results is the method gap described above, not an error in either.

Treat any such number as a starting point for a conversation with installers, not a budget. It cannot see the condition of your frames, the size of each opening, or local labor rates. The article on how to compare window quotes explains how to line up quotes that describe the job differently, and cost to replace windows in a house goes further on window counts.

Making estimates comparable to quotes

When a quote comes in well above or below a survey figure, ask what it includes before you decide it is high or low. A written quote should name the product series, the glass package, whether it is an insert or full-frame installation, and whether removal, disposal, trim and permits are included. See full-frame vs insert replacement for why the method changes the price, and how to choose a window installer for the questions to ask the company itself. Our methodology page explains how this site labels survey figures.

When you have your count and the type of each window, you can compare quotes from window installers.
