Window Sash Replacement: When You Can Replace Just the Sash
You can often replace just the window sash when the frame is sound. How sash replacement works, who sells replacement sashes, and survey costs against a new window.
Yes, you can often replace just the sash, the movable part of the window that holds the glass, as long as the frame around it is still sound. The old sash comes out, a new one goes into the existing frame, and the trim, frame and wall stay as they are. HomeGuide reports $200 to $600 per window for sash replacement, with the sash itself at $150 to $400 and labor at $50 to $200 (October 15, 2025) 1.
That is less than a new window in most cases: HomeGuide reports $450 to $1,500 per window installed for a full replacement, a range it gives for single-hung windows in basic aluminum or vinyl frames (February 5, 2026) 3. If the frame is rotted, warped or out of square, a new sash will not seal well in it, and a new window is the better comparison.
What a sash is, and what sash replacement means
A window has a frame fixed into the wall and one or more sashes inside it. In a double-hung window, both the upper and lower sashes slide; in a single-hung window only the lower one does; in a casement, the sash swings out on hinges. HomeGuide describes sash replacement as replacing the perimeter framing of the sash and the sealed glass inside it as one assembly 1.
The term is used loosely, so ask what a quote includes. There are three different jobs:
- Sash only. A new sash, made to fit the existing frame and its balances. Andersen's parts store, for example, sells individual upper and lower sashes for its double-hung windows, listed by unit size code 5.
- Sash kit. A new sash plus the parts it slides in. Marvin's parts history describes its former Tilt Pac kit as containing sash, jamb liners, balance assemblies and sash brackets 6. The same document says Marvin's Ultimate Tilt Pac and Ultimate Wood Tilt Pac line was discontinued on August 30, 2021, and that replacement sashes for that line are no longer available, while its other parts are in limited availability 6. A discontinued line can rule out sash replacement.
- Insert or pocket replacement. A complete new window, with its own frame, set inside the old frame. Pella describes pocket installation as removing only the sash of the old window and sliding the new window into the existing frame 7. That is a full window, not a sash, and is priced like one.
HomeAdvisor's description of a retrofit installation, a new sash inserted into the existing frame, sits between these; it lists retrofit labor at $100 to $300 per window against $150 to $800 for full-frame (updated June 17, 2026) 4. The full-frame vs. insert window replacement article explains the insert option.
When replacing just the sash makes sense
Sash replacement fits when the problem is in the sash and the frame is fine:
- the sash is rotted, cracked or warped, but the frame and sill are solid;
- the window is from a maker that still sells sashes for that model.
HomeGuide lists difficulty opening or closing, a rotted or warped sash, fog between the panes, drafts or leaks, and unexplained higher energy bills as signs a sash may need replacing 1.
It fits less well when the frame is damaged. HomeGuide says that if the frame is damaged or rotted, frame replacement costs $200 to $600 for standard windows, or up to $1,200 for specialty windows 1. At that point the combined cost may approach a new window.
Cheaper fixes to try first
Not every sash problem needs a new sash. HomeGuide's repair figures (February 5, 2026) 2:
| Repair | Reported cost |
|---|---|
| Balance or spring repair | $50 to $100 2 |
| Broken seal | $75 to $210 2 |
| Hardware or latch repair | $75 to $200 2 |
| Glass replacement | $150 to $500 2 |
| Sash or track repair | $200 to $500 2 |
A double-hung sash that drifts down usually has a failed balance. A sash with fogged glass may only need a new glass unit; the window glass replacement cost article covers that. HomeGuide also notes that some leaking windows need only caulking or new gasket material, at $75 to $150 per window 1.
Cost: sash vs. full replacement
| Job | Reported cost per window | Source |
|---|---|---|
| Sash replacement, vinyl | $200 to $500 | HomeGuide, October 15, 2025 1 |
| Sash replacement, fiberglass or composite | $250 to $600 | HomeGuide, October 15, 2025 1 |
| Sash replacement, wood | $300 to $800 | HomeGuide, October 15, 2025 1 |
| Full window replacement, single-hung in a basic frame, installed | $450 to $1,500 | HomeGuide, February 5, 2026 3 |
| Full window replacement, average | about $750 | Angi, October 15, 2026 9 |
| Full window replacement, average | $850 | HomeAdvisor, June 17, 2026 4 |
The surveys use different data and were updated at different times, so treat the ranges as a guide rather than a quote. HomeGuide also breaks sash replacement down by window type: $200 to $500 for single-hung, $250 to $600 for double-hung and $250 to $800 or more for casement 1.
Before you order a sash
Find the make, model and size. Replacement sashes are made to fit specific windows. Andersen's parts listings are keyed to a size code and finish, and one listing notes that sashes made before 1998 need a new lock because the replacement sash is not routed for the old hardware 5.
Check the warranty. A sash may still be covered. Andersen's 400 Series and 200 Series warranty covers non-glass parts, including sash and frame members, balance systems and weatherstripping, for ten years from purchase (five years for wood exteriors), though labor is not included when it supplies a replacement part 8.
Check for old paint. In a pre-1978 house, the old sash may carry lead-based paint, and the EPA's lead Renovation, Repair and Painting rule applies to window work in pre-1978 housing unless the affected parts have been determined not to contain lead-based paint at the levels the rule sets 10. Read the EPA's answer on window work in pre-1978 homes, and see the repair or replace windows guide for the wider decision.
Ask who installs it. Ask whether the company installs the sash or only supplies it. Is the installer licensed where you live? The how to choose a window installer guide lists what to check.
If the frame turns out to be the problem, a new window is the next step. Compare quotes from window installers to see both options for your house.
