Cost to Replace Windows in a House: Totals by Window Count
What it costs to replace 10, 15, 20 or 25 windows, as four cost surveys report it, and why the price per window may fall as the window count rises.
Replacing every window in a house usually costs several thousand to a few tens of thousands of dollars, and the window count is the biggest single driver. HomeGuide reports $4,500 to $22,500 for 10 to 15 windows, which it calls the number in an average home (February 5, 2026) 7. Fixr reports $8,000 to $12,000 for a single-story home with 10 to 15 windows and $12,000 to $24,000 for a two-story home with 15 to 30 windows (updated January 21, 2026) 6.
Per window, the surveys report roughly $750 to $900 on average: Angi about $750, Fixr about $800, HomeAdvisor $850 and HomeGuide $900 4567. Several of them say that price per window may come down when you replace more windows in one job, for reasons explained below. For the full picture of what drives a single window's price, see the window replacement cost guide.
Cost by number of windows, survey by survey
The surveys group window counts differently, so their rows do not line up exactly. Each is shown as published.
| Windows | HomeAdvisor (June 17, 2026) | Angi (October 15, 2026) | Fixr (January 21, 2026) | HomeGuide (February 5, 2026) |
|---|---|---|---|---|
| About 10 | 8 to 10: $3,200 to $7,000 4 | 8 to 12: $6,000 to $9,000 5 | 5 to 10: $2,250 to $12,000 6 | 10: $4,500 to $15,000 7 |
| About 15 | 10 to 15: $4,000 to $10,500 4 | 12 to 16: $9,000 to $12,000 5 | 11 to 20: $4,950 to $24,000 6 | 15: $6,750 to $22,500 7 |
| About 20 | 15 to 25: $6,000 to $17,500 4 | 16 to 20: $12,000 to $15,000 5 | 11 to 20: $4,950 to $24,000 6 | 20: $9,000 to $30,000 7 |
| About 25 | 25 to 40: $10,000 to $28,000 4 | 25: $18,000 to $20,000 5 | 21 to 25: $9,450 to $30,000 6 | 25: $11,250 to $37,500 7 |
What each table assumes matters. Angi's rows assume standard double-hung windows with professional installation 5. HomeGuide's rows are for single-hung windows in basic aluminum or vinyl frames 7. HomeAdvisor calls its figures all-in averages 4. Fixr does not state a window type for its count table 6.
A defined ten-window job: Cost vs. Value
The Cost vs. Value report takes a different approach. Instead of surveying what homeowners paid, it prices one specified job: replace ten 3-by-5-foot double-hung windows with insulated, low-E, simulated-divided-light vinyl windows with a custom-color exterior finish, trimming the exterior to match 2. Its 2025 national job cost for that project is $22,073 1. The cost comes from a price index built on Bureau of Labor Statistics and Bureau of Economic Analysis data and installer wages, with local building cost data from Verisk's XactRemodel tool 3.
That figure is higher than most survey rows for ten windows, and the specification explains much of the gap: custom exterior color and simulated divided lights cost more than a basic white unit. It is a useful reference for a higher-spec vinyl job, not a typical price for any ten windows.
By home size
None of the four surveys prices window replacement by square footage. They price by window count, and a few translate that to a home type:
- Fixr: a single-story home with 10 to 15 windows, $8,000 to $12,000; a two-story home with 15 to 30 windows, $12,000 to $24,000 6.
- Angi: a standard three-bedroom home with 10 to 12 windows, typically $7,000 to $9,000 with standard double-hung windows 5.
- HomeGuide: 10 to 15 windows in an average home, $4,500 to $22,500 7.
Two houses of the same size may have very different window counts and sizes, so counting your own windows, and noting any large, bay or second-story units, gets you closer than square footage.
Why the price per window may fall with count
Part of every window job is a fixed cost that does not change much whether the crew installs one window or twelve: the trip, setup, cleanup and any minimum charge. HomeAdvisor lists travel time, fuel and transportation, and cleanup and disposal among labor costs, and says that because of this fixed overhead, replacing more windows at once can lower labor per window 4. It also says some companies charge minimum fees that one larger order avoids 4.
Product pricing may move too. Fixr says many installers offer a per-window discount for multiple windows, and that these discounts vary widely 6. HomeGuide says units cost less when bought in bulk 7. Angi suggests asking a contractor about bulk pricing before choosing a phased approach 5.
The total still rises with every window. A lower per-window price on twelve windows is a larger bill than two windows at a higher unit price.
What else changes a whole-house total
- Frame material. Fixr reports $350 to $800 per window for vinyl and $600 to $2,000 for wood 6. See vinyl window replacement cost.
- Installation method. Angi reports $100 to $300 per window for retrofit (insert) work and $180 to $1,500 for full-frame 5.
- Home age. Angi reports $100 to $500 more per window in older or historic homes 5.
- Access. Fixr says second-story windows cost more and that large second-floor windows may need a crane 6.
Getting whole-house quotes that compare
Ask each company to quote the same thing: the same window count, frame material, glass package and installation method, with removal and disposal stated. Ask whether the price changes if you phase the work. And ask your own questions about the company: How long has it been installing windows? Is it licensed where you live? Our guide on how to choose a window installer lists what to check. When you are ready, you can compare quotes from window installers.
