Garden Windows: Kitchen Use, Condensation and Cost

What a garden window is, why kitchens use it, how its glass box handles condensation and sun heat, the leak issue, and what cost surveys report.

A garden window is a small glass box that projects out from the wall, with glass on all sides, the roof included, which gives it a greenhouse-like function 1. Andersen says garden windows are commonly found in kitchens, where they can hold an herb garden 1, and a typical unit has a shelf inside for plants 2.

That glass box is also the source of its problems. Fixr says the large glass area and the outward projection make a garden window a significant source of heat transfer, which is why most are built with energy-efficient glass 2; that shapes both winter condensation and summer heat gain. Andersen says the glass roof can lead to leaks, and it does not make a garden window with a glass top for that reason 1. On price, Fixr's garden window guide, updated January 31, 2025, reports $1,500 to $5,000 installed, with an average of $3,000 2; other surveys are below.

How a garden window is built

A garden window projects outward from the wall opening, with a shelf inside 1 2. Panels may be fixed or operable: Fixr's typical example is a 48 by 48 inch vinyl unit with a shelf, double-pane low-e glass and three operable panes, while its low-end example has all fixed panes 2. Because the box projects, its glass roof is exposed to rain and snow in a way a flat window is not; Andersen says garden windows have a reputation for leaking water through the top 1.

Why kitchens use them

Over a kitchen counter or sink, a garden window gives plants a shelf with light on several sides; Andersen says the glass lets in ample natural light for plants 1. Fixr suggests a tray or shelf under the plants so watering does not leak into the sill or damage the wall 2. If some panes open, they can also let out steam from the sink and stove.

Condensation in a garden window

Condensation forms when the inside surface of a window is colder than the indoor air, according to the Efficient Windows Collaborative 5. Moist air touching the cold glass gives up water as droplets. A garden window has more glass exposed to the outside than a flat window in the same opening, and Fixr describes its large glass area and outward projection as a big source of heat transfer 2. In winter that may leave its glass, and especially its corners and top, colder than the rest of the kitchen's windows, and a kitchen adds moisture from cooking, dishwashing and watered plants.

What helps, in order of cost:

  • Lower the humidity. Run the range hood when cooking and open a vent when the sink is in use. Window condensation explains how indoor humidity and glass temperature interact.
  • Keep air moving. Plants packed against the glass and a closed blind trap still, damp air against cold glass.
  • Pick better glass when you replace. NFRC labels may show a Condensation Resistance rating; a higher number means condensation is less likely on the inside surface, and the Efficient Windows Collaborative advises a significantly higher rating in cold climates 5. Fixr says double-pane glass is the minimum for a garden window and lists triple-pane and gas-filled glass as upgrades 2.

Water on the inside of the glass is not the same as water coming through the roof. A drip at the top seam, stains on the shelf or soft wood in the sill point to a leak, which is a repair question; see window repair cost.

Sun and heat gain

A window's Solar Heat Gain Coefficient (SHGC) measures how much of the sun's heat comes through it, on a scale from 0 to 1; the lower the number, the less solar heat it lets in 6. The Department of Energy's consumer guide recommends low SHGC for windows facing east and west in both cold and warmer climates, and for south-facing windows in warmer climates, while in cold climates it suggests a high SHGC on the south side 6. A garden window has glass facing three directions plus the sky, so the glass choice matters more than for a flat window in the same spot. For a west-facing kitchen in a warm climate, that guidance points to low-SHGC glass; coatings that lower SHGC are explained in low-e glass explained.

What garden windows cost

Survey (date)What the figure coversRangeAverage
Fixr garden window guide 2 (January 31, 2025)Per window, installed$1,500–$5,000$3,000
Fixr replacement guide 3 (January 21, 2026)Per window, from its type table$1,000–$4,000—
Modernize 4 (September 1, 2026)Per window, with installation$1,350–$6,800—

Why they differ: Fixr's two pages come from different dates and the newer type table does not say for each row whether installation is included 2 3. Fixr says it uses pricing databases, contractors and industry experts 2. Modernize's range runs higher at the top because it includes jobs that cut a new wall opening or need structural or water-damage repair, and the average it gives, about $4,100, is stated as of 2025 4. Modernize does not describe its method on the page 4.

What moves the price

  • Size. Fixr's installed ranges run from $800 to $1,700 for a 24 by 24 inch window to $2,500 to $6,000 for 60 by 72 inches 2.
  • Frame material. For a 36 by 48 inch unit, Fixr lists installed ranges of $900 to $2,000 for aluminum, $1,000 to $2,400 for vinyl, $1,100 to $3,200 for fiberglass and $1,200 to $3,800 for wood 2.
  • Glass. Fixr's installed ranges for the same size run from $900 to $2,500 with plain double-pane glass to $1,500 to $3,300 for triple-pane 2.
  • Labor. Fixr puts installation labor at $300 to $1,500, with most homeowners spending $500 to $1,000, and removal of an old window at up to $200 2.

Replacing a garden window

A garden window can be replaced with another garden window, or with a different shape. Andersen, which does not offer a glass-roofed garden window, suggests a box bay instead: a bay with flanking windows set at 90 degrees and a roof in place of the glass top 1. Andersen notes that a bay projects beyond the wall, so attention to flashing and insulation matters, and that a joined three-window unit may need extra people or equipment to install 1. Fixr reports $1,350 to $3,600 installed for a bay, against $1,500 to $5,000 for a garden window, and says garden windows typically cost slightly more because they are less common 2. Bay costs are covered in bay and bow window cost and the difference between the two shapes in bay vs. bow windows.

Before you get quotes

Measure the opening, note which way the window faces, and decide whether you want the glass roof or a solid one. Ask each installer to quote the same size, frame and glass, and to say how the top is flashed. How to compare window quotes lists what a written quote should include, types of windows compares garden windows with the other styles, and energy-efficient windows explained covers the glass ratings. When you are ready, you can compare quotes from window installers.
